Site Location and Environment

The Resort was developed to accommodate visitors and tourists (both Local and International) in a natural and beautiful setting style buildings set up in the landscape to maximize visual impact and of a standard to meet the requirements of “AAA” (5 Star, luxury) while giving all the warm relaxed environment of Philippine hospitality and culture.

The resort is on Panglao Island which is only a few hundred meters off Bohol province and is connected by two road bridges. The route from Tagbilaran to the resort is only 15 km. via small but good roads. The transit time between the Tagbilaran Airport or International wharf and the Resort is only 25-30 minutes.

The project is situated in a coastal-rural barangay where the main sources of industry are fishing, copra and small crop farming – the site before development was in fact mainly coconut plantation. The tree density is slight because the lime stone/rocky formation is not conducive to agricultural activity but lends itself well to the open plan of these project. The terrain is basically flat and the rocky formation makes an attractive natural landscape. The natural existing beach front is easily accessed and needs no modification to improve its beauty.

The density of the local residential populace is not high, because of the lack of good agricultural soil. The total number of houses in the area of one (1) kilometer wide corridor around the boundaries of the project would not exceed one hundred (100) all on the east side (near the resort entrance) ie. Clustered along the barangay road.

Size or Scale of the Project

The resort is seated on an approximately seven (7) hectares in a spaced out open plan to allow the natural beauty of the terrain to come through. Of course the concentration of the guest activities will be mostly closer to the shore line to take advantage of the beach and the water view. The design concept is native-cottage style utilizing local products like cogon, mactan stone, etc.

The lobby/administration building leads directly off the entrance turn court. The lobby is 200 square meters in area and features a large lounge and reading area - together with a 24 hour Guest Relation Officer/DOT Accredited Travel Agency services, 24 hour Porter service, and a business center for typing, fax, mail, etc. The front desk also provides safe deposit boxes and a fully licensed foreign exchange service.

There are two (2) restaurants: open air with a high cogon thatched roof with large overhanging eaves that partially cover a 4 meter wide surrounding terrace which remains cool even on the hottest days. Its floor area is 100 square meters (not including the terrace) the other is closed and air-conditioned, with a floor area of also 100 square meters.

The two restaurants are in a beach front building interconnected by a large sunken bar and to be serviced by a state-of-the-art kitchen (180 square meters) which allows for 24 room service. Above and in front of the bar area is Vista which can be directly served by the bar.

Off to the side of the restaurant complex along the seashore and about 30 meters away adjacent to the main beach area are four (4) fresh water swimming pools, in an interlocking/terraced formation with two (2) water slides. One is shallow for children while the other is deeper designed for the more adventurous. This pool complex has one hot tub, one Jacuzzi, showers, sauna and locker rooms.

Inland from the lobby turn court is the valet parking area followed by the site for the Disco/Ballroom dancing complex, which is complete with a music lounge/karaoke and a library-cum-relaxing room with its own bar facilities (including snack and a short order kitchen). Near to this is a sports complex with billiards, darts, etc., and two (2) day/night tennis courts. The sports complex would be serviced by the above mentioned bar and short order kitchen (Phase II).

This area is also the site for the second stage construction of 12 standard rooms each 26 square meters in area plus the stables for horse-back riding and mountain bikes for hire.

The Aquatic Sports Center is located near the restaurants and will offer Diving, Game Fishing, Jetski, Windsurfing, and Water oriented Tours such as Island Hopping/Picnics etc. The building has showers, W.C.S, change rooms, lockers, lecture room and equipment and apparel rental. Close to the lobby is a Giftshop and Unisex Beauty Parlor with a Children’s Play area complete with playground equipment.

Scattered in strategic spots close to the shoreline are several cogon thatched gazebos, for the use of visiting locals or resort guests.

Land transportation for guests will be by a small, resort-owned, fleet of vans and cars. These will be available for airport and pier pick-up and delivery in Tagbilaran City plus tours and/or picnics in Panglao and Bohol proper.

Sea transportation for guests will be by resort-owned pump boats. Under study for purchase is a 21-meter, twin engine Catamaran for a guest shuttle service directly to and from Cebu and also for possible cruises including evening dinner and dancing features.

The resort complex is supported by a 150 KVA back-up generator, 24 hour security personnel located in three (3) strategic location plus a mobile ground patrol, in-house laundry, dry cleaning, and steam pressing facility, valet parking plus general parking. One registered nurse will be on hand while a medical doctor will be on call. The complex will be protected by a fire hydrant system with the swimming pools connected to give back-up supply. The fresh water system is connected to a 50,000 liter ground tank feeding a 10,000 liter header tank. Also a tank truck is available to augment supply if required.

Possibly there will be a third stage construction of 40-50 rooms, if the market can support such development.

The Phase I of the Panglao Beach Resort will be made up of 41 rooms. Phase I is 60% complete at total cost of P40 Million.

CLASSIFICATION NO. ROOMS

The Standard Rooms consist of six (6) individual quadruplex’s (Octagonal shaped) cottages, each with four (4) units of which each unit consists of two (2) rooms. Bedroom one and bathroom is on the ground level and bedroom two/Den on the second floor with its own balcony which commands a good view of the and/or the surrounding countryside.

The entrance to each unit (on the ground floor) is through a private terrace/garden. The total area for the 2 levels is 33 square meters.

The Deluxe Rooms are in the form of four (4) individual spacious Duplex, each with two (2) units consisting of a large 40.2 sq.m. bedroom, luxuriously appointed comfort room (C/W bath and shower) and a large 24 square meter private terrace with full sea view. These duplex are located along and close to the shore line. Three of these cottages have internal interconnecting doors so that the whole cottage may be used for a family or group booking.

The Suite Room cottage is made-up of 2 bedrooms, of a total area of 80 square meters with its own private terrace and sun dock.

The VIP Room is a two (2) bedroom and telephone V.I.P. special suite cottage with 2 ensuite comfort rooms (c/w bath shower) own kitchen and dining room (20 square meter in an area) plus a large sala of 25 sq.m. which leads through double-sliding French doors leading to a very big private terrace. Being closely situated to the coast it provides a commanding view of the water.

All rooms are air-conditioned with hot and cold showers and baths, in-house cable T.V. and radio, internationally connected intercom phones. Refrigerator and mini bar are standard while Deluxe and suite room have coffee and tea making, hair dryers and personal safe deposit boxes.

Panglao Beach Resort’s best built-in advantage , of course, lie in the existence of 1,200 bonafide Japanese time sharers (see attached listings) who are guaranteed 7 days stay in Panglao Beach Resort per year. Conceptually their reservations are subject to availability of rooms, an arrangement that will favor the resort during low tourist season which will then be filled by the Japanese time sharers.

While the time sharers may not be paying for the resort accommodation, there will be enough revenues to be generated from food and beverages, land and marine tours and other commission related activities.

The timesharing concept is managed by Yoshitomi Yamashita with business address at 5-9 Handamachi Numazu, Shizuokc 410 (Japan).

The guest influx is estimated at 35-41 rooms occupancy during peak season and 20 – 25 room occupancy of 80 and 40 people, respectively. These will require a permanent staff of 80 with 15 others in the service and activities area.

All staff, rank and file employees are to be recruited locally (ie. Bohol) or (if this supply fall short) from Cebu and Mactan. Training (if required0 will be given in by the sister resort “Cebu Marine Beach Resort”. The resort will also hold positions open for the existing staff at Cebu Marine Beach Resort if they have a desire to transfer, particularly if they have family residing in the area (Bohol).

In the past these “extension tours’ were hampered by lack of “AA” or “AAA” facilities in Bohol (where only Bohol Beach Club and Bohol Tropics Resort would be the only ones qualified) but also the lack of first-class sea transport.

The later problem has been solved with the ten first-class vessels now plying Tagbilaran-Cebu daily complementing the two Cebu-Tagbilaran PAL daily flights.
